will any agent take 1% if i sell my flat instead of 2%?

i) For a buyer taking an HDB loan and HDB represents the buyer in the ..refer to www.hdb.gov.sg
HDB fees tend to be low, nothing to worry however resale levy if you wish to buy another HDB is 3 room $30k,4 room $40k and 5 room $45k.Valuation report takes 2 weeks. Once the unit is sold you have to hand over the keys, however you can ask your agent to request the buyer to give you 2 weeks to move out.For 1% agent . You can save even your 1% if you know how to use ST701.

I believe you may be concerned about the resale levy as well. If you are not buying a new flat from HDB, then you need not pay the resale levy. If you are buying a new flat from HDB, the resale levy depends on the flat type, 3 room ($30K), 4 room ($40K) and 5 room ($45K).
There is a financal plan for sellers that would make clear all other fees involved to help you derive your net sales proceeds.

I am not sure if there are agents who would accept 1% as commission instead of the standard 2%.
Reason is simple. The Singapore Government Gazette stated in 1974 that the MINIMUM fee to be paid is 2%. There is no maximum stated. I have a copy of the Government Gazette of which I can show you for you to make a verification.
To date, that law has never been changed by the government.
I have known sellers who gave 3%, 4% out of their own accord because they are so happy with the result of the sale. Even buyers sometimes give big red packets as a 'thank you'.

Answer is simple: Competency and ability.
If in their minds, 'Lowering my commisions = I get one property to sell', then it surely must equal 'If I lower the price of this property = I can sell easier'.
In the end, YOU lose.
These kind of so called 'agents' cannot even negotiate and protect their own ricebowl even though they have the support of the Government, what makes you think they will strongly negotiate for the price of your property?
Your property is the largest asset of your family, by the way.
The truth goes: If you pay peanuts, you get monkeys.
Would you engage a lawyer or brain surgeon if he discounts his fees all the time? I would be very afraid and steer clear of such people.
